Being the largest city in the province of Saskatchewan, Canada, Saskatoon has its economy dominated by Potash and Oil manufacturing. Uranium Gold, Diamond, and Coal mining also fuel its economy [1]. The northern part of the city along Highway 11 is reserved for industrial developments with most of the mining businesses starting north of 60 Street east.
The city of Saskatoon regulates the development of industrial yards using bylaw No 8770 (2019) [2]. The by-law guides on yard site dimensioning, its height, permitted uses, discretionary uses, and landscaping requirements.
According to the bylaw, there are six industrial districts within the city assigned to the industrial yard spaces:
General Light Industrial District-IL1
Limited Intensity Light Industrial District-IL2
Limited Light Industrial District-IL3
Industrial Business District-IB
Heavy Industrial District-IH
Limited Intensity Heavy Industrial District-IH2
All the industrial districts except District IB are permitted to have industrial yard space. This district is particularly reserved for Research laboratories, including the manufacturing of prototypes and Material testing facilities.
IL1 district is reserved for light industrial activities and related businesses that do not create land-use conflicts or nuisance conditions. District IL2 is permitted to have certain light industrial uses including Materials-testing facilities, Contractors' offices, workshops and yards, and Industrial equipment and industrial vehicles services. District IL3 is reserved for light industrial activities that do not create land-use conflicts or nuisance conditions during the normal course of operations, as well as to limit activities oriented to public assembly such as Industrial complexes.
Heavy Industrial districts are reserved for heavy manufacturing activities that can have the potential for creating nuisance conditions during the normal course of operations such as Bulk tank farms and fuel storages, Distillers and Brewers, Sawmills, and mining.
The yard spaces belonging to districts IL1, IL2, and IL3 are located between Faithfull Avenue and Millar Avenue while yard spaces belonging to district IH are along highway 11 and Wanuskewinf road. District IB properties are located around the circle driveway.
Minimum site width should be 7.5 m.
Minimum site depth should be 30 m.
Minimum site area should be 225 sq. m.
Minimum front yard should be 6 m.
Minimum side and rear yards have no limit.
Maximum building height should be 23 m.
Minimum site width should be 15 m.
Minimum site depth should be 60 m.
Minimum site area should be 0.4 ha.
Minimum front yard should be 6 m.
Minimum side and rear yard should be 3 m.
Maximum building height should be 23 and 12 m for district IL2 and IL3, respectively.
Maximum site coverage should be 60%
Minimum site width should be 30 m.
Minimum site area should be 900 sq. m.
Minimum front yard should be 6 m.
Minimum side and rear yard should be 3 and 6 m, respectively.
Maximum building height should be 12 m
Maximum site coverage should be 40%
Minimum site width should be 7.5 m.
Minimum site depth should be 30 m.
Minimum site area should be 225 sq. m.
Minimum front yard should be 6 m.
Minimum side and rear yards have no limit.
Maximum building height should be 46 m
Minimum site width should be 15 m.
Minimum site depth should be 60 m.
Minimum site area should be 0.09 ha.
Minimum front yard should be 6 m.
Minimum side and rear yards have no limit.
Maximum building height should be 23 m
Maximum site coverage should be 60%
There are numerous yards spaces available in the building located on Millar Avenue, 6th Street East [3]. The yard spaces are in buildings with heights up to 8 m and are located in District IL1, IL2, and IL3. The net lease prices are around 0.8 to 1 $ per sq. ft. per month.
