The capital city of Saskatchewan province in Canada is Regina. Major heavy industries in the city include the manufacturing of Oil and natural gas, potash, kaolin, sodium sulfite, and bentonite [1]. The northeastern part of the city along the ring road is primarily reserved for industrial use.
The city of Regina regulates the development of industrial yards using bylaw 2019-19 [2]. The industrial yard spaces are permitted to have the following activities:
testing.
design.
researching / developing.
cleaning.
manufacturing.
mixing
processing.
fabrication.
assembly.
Treatment.
packaging.
According to the bylaw, there are three industrial zones within the city assigned to the industrial yard spaces:
Industrial prestige zone-IP
Industrial light zone-IL
Industrial heavy zone-IN
The Industrial Prestige zones are those lands which
gradually integrate low-intensity industrial development in neighborhoods with a mix of uses.
provide an interface between non-industrial land uses and higher-intensity industrial land uses; or
are an entry point into an industrial area
The light and heavy zone are dedicated for manufacturing and respective scales. In particular, zone IL allows for small-scale commercial activities which support industrial uses and their employee. Zone IH is dedicated to highest intensity of industrial development including chemical manufacturing, construction, salvage yards, wastewater treatment facilities, petroleum industries, etc.
Most of the lands belonging to zone IH are located on McDonald Street, while as you travel south zone IL and IP lands start.
Minimum Lot Area of 2,000 square meters
Minimum Lot Frontage of 30 meters
Minimum Front Yard Setback if 9 meters
Maximum Lot Coverage of 50%
Maximum Building Height up to 15 meters
Encroachments inside yards are permitted for certain special cases.
Minimum Lot Area of 200 square meters
Minimum Lot Frontage of 30 meters
Minimum Front Yard Setback has no limit
Maximum Lot Coverage, If the lot is adjoining a Sensitive Lot or a Major Roadway is 50% and If the lot is not adjoining a Sensitive Lot or a Major Roadway is 75%
Maximum Building Height of 15 meters
Minimum Lot Area of 500 square meters
Minimum Lot Frontage is up to 60 meters
Minimum Front Yard Setback should be 7.5 m
Maximum Lot Coverage, if the lot area is below 2,000 square meters is 75%, else it should be 65%.
Maximum Building Height up to 15 meters
There are numerous yards spaces available in the building located near the Mc Donald Street exit of Ring road. They are available for both lease and sale. The net lease prices are around 0.5 to 1 $ per sq. ft. per month.
