Industrial yard spaces in Edmonton Alberta

The capital city of the Canadian Province of Alberta is a major economic center for the oil and gas industry. Distribution and logistics are ideal in Edmonton due to its geographic location. In addition to CN Rail's North American operational facility, the city is home to a major intermodal facility that handles all incoming freight from the port of Prince Rupert in British Columbia. Zoning By-law:

Zoning Bylaw 12800 [2] of the city of Edmonton regulates the development of land in Edmonton. The bylaw dictates the development of land by diving it into different land use zones. All industrial uses are permitted in an industrial zone, which is further subdivided into Industrial Business zone (IB), Light Industrial zone (IL), Medium Industrial zone (IM), and Heavy Industrial zone (IH).

Industrial zone:

Following uses are permitted within the industrial zone :

IB Zone

This zone is designated for Industrial businesses that do not create any nuisance and are compatible with adjacent industrial businesses. Some non-industrial businesses can also operate in this zone.

IL Zone

This zone is designated for light industries that do not create any nuisance and have limited outdoor operations and storage.

IM Zone

This zone is designated for manufacturing, processing, assembly, distribution, service, and repair uses. Some of their operations may be carried outside and require external storage. The nuisance produced by them should be limited within the side boundaries.

IH Zone

This zone is reserved for heavy industries that are incompatible with nonindustrial land uses due to their appearance, noise pollution, odor, risk of toxic emissions, or fire and explosion hazards.

Location of Industrial districts

There are three particular areas in the city where you can find industrial zone designated properties: Northwest Edmonton, Strathcona Industrial Park and its surrounding areas in Central southeast of the city, and in an area around the intersection of Yellowwood highway [3].

Industrial yard development standards for IB zone

• The minimum Floor Area shall not be less than 1 000 sq. m.

• Minimum site frontage should be 30 m.

• Maximum building height should be 12 m.

• Minimum set back of building should be 6 m.

Industrial yard development standards for IL zone

• Minimum site frontage should be 30 m.

• Maximum building height should be 14 m.

• Minimum set back of building should be 7.5 m.

Industrial yard development standards for IM zone

• Maximum building height should be 18 m.

• Minimum set back of building should be 3 m.

• The maximum Floor Area Ratio shall be 2.0

Industrial yard development standards for IH zone

• The minimum Site Area shall be 1 ha.

• The maximum Floor Area Ratio shall be 2.0.

• Minimum set back of building should be 3 m.

• Maximum building height should be 30 m.

Location of Industrial yards

Following are the locations of a few industrial yards located in the city:

Constriction yards: There are a couple of construction yards on 112 and 114 Ave NW. They are located in great numbers in the surrounding area like on 16116 111 Ave NW, 166 St NW, 10920 170 St NW, and 16740 110 Ave NW.

Salvage Yards: They can be found on 11404 143 St NW, 18403 107 Ave NW, and nearby places.

Automobile industry: They are located on 11459 149 St, 15310 112 Ave NW Bay #8, 11241 156 St NW, and in an area between 107 and 111 Ave. NW.

Manufacturing yards: Manufacturing yards can be located in areas: Sheffield Industrial, NorthWester Industrial, Armstrong industrial, and Edmiston industrial. Heavy manufacturing plants are located in Southeast industrial and on Broadmoor Boulevard.
