Calgary is located in the Western Canadian Province of Alberta being known as the leader in the Canadian Oil and Gas industry. In total, 87% of Canada's oil and gas producers and 66% of its coal producers are located in the city, including BP Canada, Canadian Natural Resources Limited, Cenovus Energy, Encana, Imperial Oil, Shell Canada, Husky Energy, TransCanada, and Nexen [1].
Calgary's Land Use Bylaw (1P2007) [2] went into effect on June 1, 2008. The document outlines the rules and regulations for land development in Calgary according to the district (zone). There is a total of seven industrial districts within the industrial zone. It must be noted that these industrial districts are different than the wards of the city.
Industrial zone:
Following uses are permitted within the industrial districts [3]:
Industrial - Business District, (I-B): Business parks with high-quality buildings in campus-like settings, typically in highly visible locations next to major highways, are designated I-B industrial properties.
Industrial - Commercial District (I-C): The I-C designation allows certain light commercial and industrial uses that are compatible with neighboring industrial areas.
Industrial - Edge District (I-E): I-E is an industrial designation that allows light industrial uses with little impact on residential areas but is suitable in proximity.
Industrial - General District (I-G): Industrial designation I-G is used for a wide variety of general industrial purposes.
Industrial - Heavy District, (I-H): I-H is a designation for heavy industrial developments. They typically are large, purpose-built developments that are close to rail and hazardous goods routes.
Industrial - Outdoor District (I-O): This industrial designation is used primarily for outdoor storage, salvage, and equipment yards on land that has limited or no municipal services.
Industrial - Redevelopment District (I-R): Seven older industrial areas were designated I-R before current land use standards were introduced. Parking, accessibility, and landscaping are often affected by significant development constraints in these areas.
Most of the parts of Industrial districts are located along Highway 2 starting Country Hills Bvd. NE exit till Memoria Dr. E exit and then starting again at Peigan Trail SE exit till 114 Ave SE exit [4].
Maximum Building height should be 16 m.
Maximum use area should be 300 sq. m for I-G and 150 sq. m for I-R district.
The minimum building set back should be 15 m.
Minimum front setback should be 4 and 1 m for I-G and I-R districts, respectively.
Minimum rear set back should be 1.2 m.
Minimum side set back should be 1.2 m.
Maximum Building height should be 12 m.
Maximum use area should be 300 or 465 sq. m depending on the use for districts I-B and I-E while it should be 930 sq. m for I-C district.
Minimum front setback should be 6 and 3 m for I-B/I-C and I-E districts, respectively.
Minimum rear set back should be 1.2 m.
Minimum side set back should be 1.2 m.
The minimum parcel area is 1.6 ha.
Maximum Building height should be 10 m.
Minimum front setback should be 6 m
Minimum rear and side set back should be 1.2 m.
Minimum front, rear, and side set back should be 6 m.
Following are the locations of a few industrial yards located in the city:
Constriction yards: They are located on 6735 11 St NE, 9th St NE, 217 Monument Pl SE, and 2703 61 Ave SE
Salvage Yards: They can be found on 716 41 Ave NE, 1245 28 St NE, 319 Monument Pl SE, 6002 Ogden Rd SE, in great numbers on 48 St. SE and 44 St. SE.
Automobile industry: They are located on 2711 5 Ave NE, 925 26 St NE, and 8600 Barlow Trail SE
Manufacturing yards: Manufacturing yards can be located in areas adjacent to Barlow Trail NE, 12 St. NE, 6th St. NE, 52 St. SE
